The Greece Residency by Investment Program, also known as the “Golden Visa,” was introduced to attract foreign capital. It grants a five-year renewable residence permit to non-EU investors who invest a minimum of €250,000 in real estate, one of the lowest thresholds in Europe. 

 

The program allows the main applicant to include their spouse, children under 21, and dependent parents. Residency holders can live in Greece and travel freely within the Schengen Zone without a visa. While there is no minimum stay requirement, maintaining ownership of the qualifying investment is necessary for permit renewal. The program offers an efficient pathway to Greek citizenship after seven years of continuous residence.

Eligibility Criteria

  • Be at least 18 years of age.

  • Have a qualifying investment which must be held for the entire duration of the residence permit.

Real Estate Invest

  1. €800,000 in real estate in a single property with a minimum area of 120m² in the Administrative Region of Attica, the Regional Units of Thessaloniki, Mykonos, and Santorini, as well as in islands with a population of over 3,100 inhabitants. 
  2. €400,000 in real estate in a single property with a minimum area of 120 m² in all other regions of Greece. 
  3. €250,000 for properties converted from commercial to residential, regardless of size or location.
  4. €250,000 for properties in listed buildings (of historical or cultural importance) that the investor has fully restored or reconstructed, regardless of size or location.
